UF Corry Village Apartment Renovations

The University of Florida Department of Housing and Resident Education (DHRE) provides hundreds of apartments originally designed as “married housing”. Since UF is a leading graduate research university, there was a significant need for graduate student housing. Recognizing this trend, DHRE embarked on a phased plan to renovate the 1960s era Corry Village to meet this need. Corry Village consists of 13 two-story apartment buildings, a Commons Building and has a total occupancy of 216 beds.

Master Plan: Moses Engineering was first commissioned to study a number of options for the complex: renovate or replace? The renovation option included a complete interior gut with all new systems and finishes. Moses Engineering provided detailed cost estimates for both options. Available funding then dictated a phased renovation approach for the apartments and a replacement of the Commons Building.

The second question that had to be answered was: How to cool/heat the buildings? Moses Engineering evaluated three options: water source heat pumps, central campus chilled water and steam system, or variable refrigerant flow (VRF) system. Moses Engineering completed a Life Cycle Cost Analysis for the three options. The VRF DX system was the clear choice based on both first cost and life cycle cost. Moreover, the VRF system is extremely energy efficient, meeting the LEED goals mandated by the University. A further advantage of the VRF system was the ability to provide separate zones of temperature control in each room of each apartment. Maintenance requirements are minimized since one condensing unit serves multiple apartments. Finally, the VRF system is interfaced with the DHRE building automation system (BAS) for metering and monitoring.

The project included all required electrical upgrades, plumbing upgrades and fire protection upgrades and voice/data upgrades.
