This project included the full fit-out (25,000 sq. ft.) of the 2nd floor IDRB facility and upgrades to the existing AHU distribution system and chilled water plant. The fitout included extensive BSL2 laboratory spaces with numerous types of fume hood equipment (walk-in and bench-top). In addition M&A designed and commissioned the various infrastructure upgrades needed to support the additional lab space. Infrastructure upgrades included a 600 ton expansion of the existing central chilled water plant (Chiller and Cooling Tower), an additional laboratory supply fan, and additional laboratory exhaust capacity. M&A provided all mechanical, electrical, plumbing, fire protection, and IT design. Key features included: Variable volume laboratory HVAC, process cooling loop, new 600 ton high efficiency chiller and tower, extensive sound mitigation measures to offset the effects of the high fume hood density, and the need to work within an occupied research facility.

M&A provided full commissioning services that included the new laboratory and office spaces, new AHU supply system, new Exhaust Fan, new chiller and cooling tower.

Moses and Associates (M&A) served as the commissioning agent on this project. M&A provided overall direction of the commissioning process during the design, construction, and post construction phase.

A final report was developed to document the Cx process and results.

M&A commissioned the following systems:

  • HVAC systems (including all supply, exhaust, chilled water, and hot water, and control      elements)
  • All redundant elements and failure scenarios
  • Biosafety level 2 laboratory spaces
  • Electrical power systems (emergency and normal power),
  • Lighting and Lighting Controls
  • Central chilled water plant and new cooling tower
